Placing a complete stranger in your home without a thorough screening of their credit, criminal and eviction history, and without the protection of a time-tested lease is a prescription for disaster.  As is trying to prove your case for property damages to a skeptical judge or insurance company, without proper documentation as to the condition of the property before the tenant moved in.  Did you know there are lots of effective free advertising for your property on the Internet?  Are you aware that government rules may require disclosures that if not made could invalidate your lease?

Here is how it works:

1) We provide you with a list free Internet advertising sites.

2) You decide on a rental amount, place your free advertisements and show your home to prospective tenants.  When you find one you like - we take over.

3) Your selected tenant fills out our online rental application.

4) We run credit, criminal and eviction background checks on your tenant and run this through our advanced computerized analysis software.  We provide you a recommendation.  The first screening is free with the package.  Need some more?  Don't worry.  Additional screenings are only $30 each.  (TIP - Most property managers charge the tenant $35 to $60 for these checks)

5) You review the results and decide if the tenant is acceptable.

6) Our experienced team of licensed Real Estate Brokers prepares the same lease developed by us and used by our full service property management firm.  It serves us and our clients well.  We know it works and will provide you with quality legal protection.

7) You need more than just a lease.  For some residential properties, government rules require additional disclosures requiring signatures.  There are other forms, such as condition check lists, that make your life easier and safer.  Either way - we prepare them.

8) All you need to do is meet, email, or mail your new fully qualified tenant our lease packet, get signatures and collect your money.  Don't have time for this?  For an additional $65 we will take care of it - we will get their signatures, collect the first months rent, the security deposit and answer any questions they have.  And forward the completed packet and money to you.

9) We travel to your property and take a video documenting its condition, prior to your tenant taking possession.  We send a copy to you and your tenant.  A video is a prudent way to avoid future disagreements.
